Order the work, not just the kitchen.
A kitchen sitting in flatpacks on site is the most expensive kind of nothing happening. It blocks the final fit-off, holds up the splashback and flooring, stalls your CCC inspection and shoves handover to the right. On one house, that is an annoyance you absorb. Across twenty terraced units in Flat Bush, it stacks up into weeks, possible liquidated damages and a developer ringing you on a Friday afternoon. Most kitchen delays are not bad luck. They come from four things you can sort out well before the truck is loaded: measures, access, services and sequencing.

Below is where the delays actually come from, how to design them out, and a worked example of a real twenty-something-unit run so you can see the order things have to happen in. None of it is complicated. It just has to be decided early, by someone who owns the date.
Measures: check-measure off the building, not the drawing
Manufacturing off the architect's plan instead of a physical check-measure causes more rework than anything else. Framing moves on site. GIB and stopping add a few millimetres that vary sheet to sheet. A wall that reads 3,600mm on paper can finish 20mm out, and that is enough to wreck a cabinetry run or leave a gap behind a tall unit. On multi-unit jobs the killer assumption is that every unit of the same type is identical. They almost never are. There is a whole discipline to getting this right, and it is worth understanding the difference between a site measure and a plan measure before you commit anyone to manufacture.
So we check-measure at the right moment: walls lined, floors down, before anything is cut. For repeat unit types we measure a representative sample and flag any drift straight away, so the spec holds across the development instead of every kitchen being its own surprise. Square the corners, check the wall isn't bowed, find the high point in the floor before you trust a level line for the benchtop. Ten minutes with a laser saves a scribe nightmare on install day.
Because we manufacture in our own East Tamaki workshop, we control that timing. We are not stuck in someone else's cutting queue, waiting on an importer's container or a third-party joinery shop that has three other builders ahead of you. Access: work out how the kitchen gets to the bench
A kitchen can be built perfectly and still sit on the driveway because no one planned the path in. Tight stairwells in a walk-up block, a lift that has not been commissioned yet, narrow corridors, protected floor finishes you cannot trolley over, GIB stopped but not sanded. Each one turns a half-day install into two days on the clock. Stone benchtops are heavy and they do not forgive a tight corner. A 3-metre island that will not make the turn at the top of the stairs is a real programme problem, not a detail.
Terraced housing is where this bites hardest. Three levels, single internal stair, kitchen on the middle floor, and a stone island that has to go up before the balustrade goes on or it never goes up at all. We have templated benchtops to be joined on site precisely because a single slab would never have made the landing. That decision gets made at measure, not when two installers are stuck halfway up a stairwell with a slab they can't turn. The access constraints shift again with build typology, which is why apartments and townhouses change what developers have to plan for.
Lock down access routes, delivery windows and on-site storage before we set the install date. If a lift sits on the critical path, tell us early. On a body-corporate or unit-title site the building manager holds the keys and the loading-dock booking, and that person does not work to your programme unless someone asks them to weeks out. That one conversation is the difference between a clean fit and a crew standing around waiting for someone to find a key.
Services: rough-ins follow the cabinetry, not the reverse
Plumbing and electrical roughed in before the cabinetry is locked is a classic source of variation. A waste centred for a different sink. A GPO that lands behind a drawer bank. A gas point in the wrong cavity. A rangehood duct that misses the overhead. Every one of those forces improvisation on install day, and improvising is slow.
The fix is simple. Issue the kitchen setout to the plumber and sparky before they rough in, so the services land where the cabinets expect them. The drawing should show waste and supply centres, GPO heights and positions, the rangehood duct path and termination, the appliance schedule with model numbers, and any gas point. Because we supply and install under one contract, the setout your trades work to is the same drawing we build to. There is no gap between what the supplier drew and what the installer turns up to fit. The appliance trap
Half the service stuff-ups trace back to an appliance that changed after the cabinetry was drawn. The client upgrades to a wider induction cooktop, or the integrated dishwasher gets swapped for a freestanding one, or someone specs a 900mm oven into an 800mm cavity. Cabinets get built to appliance dimensions, so a late appliance change is a late cabinet change. Confirm the appliance schedule, in writing, before manufacture. If the developer is still deciding between two rangehoods, build to the larger duct and decide later, but don't let the cooktop float.
Sequencing: book the kitchen into the programme, not around it
Kitchens cop the squeeze because they sit near the end, where every earlier slip on site finally lands. Order too late and the lead time exposes you. Install too early and the following trades chip the doors. The window you want is after flooring and before splashback and final plumbing, protected on the programme and known to everyone working in that room. - Ordering before lead times are confirmed, then losing weeks waiting on stone or hardware
- Installing before floors are protected, so the new kitchen wears later trade damage
- Booking the splashback or final plumbing before the bench is in and templated
- Leaving stone templating to install day, adding its own lead time after cabinets land
- Assuming all repeat units are ready together when site progress varies block to block
The two-stage reality of stone is what most programmes get wrong. Cabinets go in, then the bench gets templated off the installed carcasses, then it goes back to be cut and polished, then it comes back to be fitted. That return loop is a week, sometimes more on natural stone or a busy run. If you booked the splashback tiler for the day after cabinet install, you have just created a gap you'll never close. Laminate benchtops dodge the loop because they fit with the cabinets, which is one reason they still earn their place on tight-budget spec runs. A worked example: a 24-unit Flat Bush terraced run
Say you've got 24 terraced units across four blocks, three kitchen types, staged so Block A is six to eight weeks ahead of Block D. The developer wants engineered stone benchtops, 2-pac doors to the island and melteca elsewhere, and they are hard on the handover date because the titles and the buyers are lined up. Here is roughly how that runs when it goes right.
Early, before any lining, we sit down with your setouts and lock the three kitchen types: cabinet layout, appliance schedule, service centres, benchtop material and edge, door finish and colour. That pack goes to your plumber and sparky so the rough-ins for all 24 units are drawn to the same standard. We confirm lead times on stone and hardware now, not later, so nothing is a surprise in week ten. Locking the types this early is also what keeps the kitchen spec consistent across 30-plus units instead of drifting block to block.
As Block A gets lined and floored, we check-measure the first unit of each type and a sample of the repeats. If framing has drifted, we catch it across the type, not one kitchen at a time. We manufacture Block A's cabinets while Block B is still being lined. Cabinets install, stone gets templated off them, splashback and final plumbing follow the bench. Then we roll onto Block B, then C, then D, tracking site progress so we are never building kitchens for units that aren't ready to take them. One crew, one contract, one invoice per stage. The developer rings about the date once, hears a real answer, and stops ringing.

What it costs, and the levers that move it
There is no honest single number for a kitchen, and anyone who quotes you one off a phone call is guessing. Price moves on a handful of levers, and on a volume job small per-unit differences multiply fast across the development. The big ones, roughly in order of impact:
- Benchtop material: laminate is the cheapest and fits with the cabinets; engineered stone sits well above it; natural stone and the premium porcelain slabs are higher again and add lead time
- Door finish: melteca and melamine are the workhorse for spec and rental stock; 2-pac lacquer costs more and is the look for an owner-occupier or a feature island; real timber is dearer again
- Run length and complexity: more cabinets, more drawers over doors, scribed ends, tall pantry units and sculleries all add cost over a plain galley
- Appliance integration: integrated and panelled appliances need more joinery than freestanding, so the spec drives the cabinet cost
- Repetition: identical repeat units are far cheaper per kitchen than 24 bespoke ones, which is the whole economic case for standardising your types

The single biggest lever on a development is standardisation. Three well-designed kitchen types repeated across 24 units will always beat 24 variations, because the workshop is set up once per type and the install crew learns the rhythm. But the design discipline of locking your types early is what actually protects the budget. Resist the urge to value-engineer by mixing suppliers to shave a few dollars on hardware. The day you save on a cheaper drawer runner is the day you spend it on a callback, and on rental stock the cheap runner fails first. There is a right way to take cost out, and it is worth knowing how to value-engineer a kitchen without cheapening the build. Spend where it shows and lasts, save on repetition, and quote the whole thing plus GST so there are no surprises at invoice.
What goes wrong: the delays we see again and again
Most delays are not exotic. They are the same handful of things, and they are all avoidable. The late appliance change is the classic, covered above. Close behind it is the kitchen ordered too late, where the developer sat on the colour selection for three weeks and then expected the stone lead time to evaporate. It will not. Stone takes what it takes.
Then there is the access surprise, the slab that won't make the stair, which is purely a failure to think about the path in at measure. There is the rough-in done off the old drawing, where the sparky worked from a setout that had been superseded and now there are GPOs behind a drawer bank. There is installing before the floor protection is down, so the brand-new 2-pac doors get a trolley wheel through them and you are reordering doors and resequencing the splashback around them.
And there is the quiet one on staged jobs: building all the kitchens at once because the order said 24, then having nowhere to store sixteen of them while Blocks C and D catch up. Now your kitchens are stacked in a garage getting knocked about, or worse, in a unit that the following trades still need to work in. Sequence the manufacture to the site, not to the purchase order. Every one of these is a decision made too late or by the wrong person. None of them is bad luck.

Get the kitchen supplier involved at the setout stage, well before lining, so the service drawings are right for the rough-ins and lead times on stone and hardware are confirmed early. The manufacture is timed to site progress, but the design and order decisions need to be locked weeks ahead — the jobs that run late are nearly always the ones where the kitchen was treated as a late finishing item.
Does stone always add time to the programme?
Yes — allow about a week between cabinet install and bench fit-off, longer on natural stone. Laminate is the only way around it, and on spec and rental runs it is usually the right call anyway.
Can you really fit a kitchen in 5 to 7 days?
For a single residential kitchen, yes — when the site is ready and the services are right, a clean install runs in that window from set-out to fit-off. What blows it out is never the cabinetry going in, it is the stone return loop, a late appliance or a site that isn't actually ready.
Do I need building consent for the kitchen itself?
The cabinetry and benchtop on their own generally don't, but new or relocated plumbing and drainage, gas work and structural changes are consentable and feed your CCC. Talk to your LBP and council early — the install won't hold up your CCC, but a missed plumbing sign-off behind it will.
Is it cheaper to standardise kitchen types across a development?
