The plan lies. The wall doesn't.
The plan says the kitchen run is 3,600mm. You walk in after the framing crew, run a tape across the lined wall, and it reads 3,572mm. Twenty-eight millimetres. On one unit you fill it and move on. On forty units in a Flat Bush terraced development, that gap is a programme problem, a variations claim, and a stack of benchtops that don't fit. Plan measure earns its keep early. It gets cabinetry into a budget, lets you lock spec off the consent drawings, and keeps procurement moving while the build is still in framing. Site measure is the point where the kitchen stops being a drawing and starts being something that fits the actual building. Plan measure and site measure are two different jobs
People talk about them as if one replaces the other. They don't. Plan measure is a procurement and design tool. You take the architect's set or the developer's typical-unit drawings, work out cabinet quantities, benchtop lineal metres, appliance allowances and hardware, and price the lot. That number goes into a feasibility, a tender, or a contract sum. It lets a builder commit before the slab is even poured. Without plan measure, nobody could budget a 24-unit job a year out from handover, and it's the same figure that lets you hit your feasibility numbers on kitchen costs before you've turned a sod.
Site measure is a manufacturing and quality tool. It happens once the room physically exists, and its only job is to confirm that what you priced will fit what got built, then capture the exact numbers the workshop cuts to. The mistake isn't choosing one over the other. The mistake is treating the plan figure as a site figure, sending it to the saw, and discovering the difference on install day. The two are sequential, and skipping the second to save a fortnight almost always costs you three.

Why plan dimensions drift on a real site
Between a consented set of plans and a finished shell, the small deviations pile up. Timber framing shrinks and bows. A single sheet of GIB sits at a different finished thickness than a double layer, and that spec can change mid-job if a fire or acoustic rating gets added to a party wall. Plumbing rough-ins and waste positions get set by what's behind the wall on the day, not the dimension on the page. Floor levels, skirting heights, window reveals all shift a few millimetres each. None of it is a mistake. It's normal construction tolerance, and it's exactly why a kitchen measured off a plan ends up fighting the room it lands in.
The drift isn't random, either, which is what catches people out. It nearly always runs against you. Plasterers don't take walls out wider than the frame; they build them in with stopping compound, so finished openings tend to come in shorter than drawn. Floors settle low at the slab edge. A nominal 3,600mm gap is far more likely to read 3,575 than 3,625. So if you cut to plan and hope, you're not betting fifty-fifty. You're betting against the house, and the house builds the walls.
In multi-unit work it compounds. Two mirror-image apartments sharing a party wall are never truly identical once they're framed and lined. Order off plan and trust it unit by unit, and you inherit every one of those deviations on install day, on a programme with no slack left to soak them up. The plan tells you the units are the same. The tape tells you they're cousins, not twins. That's the same drift that makes keeping kitchen spec consistent across 30+ units a measured discipline rather than a copy-paste exercise.
What a proper site measure actually checks
A site measure is more than dragging a tape along the back wall. Done properly, it confirms the things that cause grief later and proves the room can take the spec you priced. This is what gets walked through before a single panel is cut at our East Tamaki workshop.
- Wall-to-wall lengths at bench height and at overhead height, because walls are rarely plumb and the two readings usually differ
- Floor level and fall across the run, so kickboards and benchtops sit true
- Service positions: power, gas, water, waste and extraction, checked against the cabinetry layout
- Window and door reveals, sill heights, and any clash with splashbacks or overheads
- Ceiling height and bulkhead positions for top cabinets and rangehood ducting
- Wall construction and fixing substrate, so cabinets anchor into something solid, not just GIB
- Appliance sizes confirmed against the actual units being supplied, not a generic 600mm allowance
That last one is the quiet killer. A drawing says 600mm dishwasher, 900mm cooktop, 600mm oven. The appliance that turns up is a 598mm body needing 605mm of clearance, or a fridge cavity that the supplier's spec sheet says wants 20mm of side ventilation you didn't allow for. On a single house you trim a cabinet. On a multi-unit job where the developer changed the appliance package after the kitchens were priced, an unconfirmed cavity is a remake order across every unit. The measure is where you reconcile the real appliance schedule against the real opening, before any of it is irreversible.
How it kills rework and variations
Rework is what quietly eats kitchen margin on a development. A benchtop cut to a plan dimension that's 20mm out isn't a quick trim. It's a remake, a re-template, and a second install visit. A cabinet that fouls a waste pipe gets cut on site, looks rough, and pulls a callback. Each one becomes a variation conversation, and variations slow your payment and sour the relationship between contractor and supplier. Measuring well is one of the most reliable ways of reducing variations and RFIs on kitchen packages before they ever reach a claim.
Site measure drags that discovery forward to a point where it costs almost nothing. Catch a 28mm short wall at measure and you adjust a filler in the workshop. Catch it on install day and you've got a crew standing on the floor while someone drives back to Manukau for parts. The difference between those two scenarios is the whole argument. One is a pencil line on a measure sheet. The other is a wasted install slot, a delayed handover, and a developer asking why their CCC inspection just slipped a week.

A worked example: a 24-unit Flat Bush terraced run
Take a real shape of job. Twenty-four terraced units in Flat Bush, three typical floor plans repeated across the blocks, single galley kitchen in each with an island in the larger plan. The developer wants one spec across the lot: melteca carcasses, matte 2-pac lacquer fronts, engineered stone benchtops, identical hardware so maintenance can carry one parts list. Handover is staged, block by block, over about ten weeks.
Pricing and locking the spec off plan
Months out, we price off the typical-unit drawings. Three plan types, so three cabinetry layouts, multiplied out across the 24 units, plus the island in the eight larger plans. That gives the developer a trade-priced number for the whole run with no showroom markup, and it gives procurement something to commit to. The spec is frozen here: finishes, benchtop material, appliance package, handle, hinge, drawer runner. Frozen spec is what makes volume cheap. Every time someone reopens it, the price moves.
Measuring in sequence as the blocks come on line
We don't measure all 24 at once, because they aren't ready at once. As each block gets linings up, floors down and services roughed to final position, that block gets site measured. Even within one plan type, the readings vary unit to unit. Block A's plan-type-2 galley reads 3,590mm; the same plan type in Block C reads 3,604mm. Both get cut to their own number. The filler strategy gets set per unit so the cabinet boxes stay identical and only the scribe pieces absorb the difference. That's the trick: the visible kitchen looks identical across all 24, but each one was actually built to its own wall.
Where it would have gone wrong off plan
On this job the site measure caught two things the plans didn't carry. First, the waste position in the plan-type-3 units had been moved roughly 90mm by the plumber to clear a structural post, which would have put it behind a cabinet gable if we'd cut to plan. We shifted the sink cabinet at the workshop, no drama. Second, the engineered stone islands in the larger plan were drawn at a length the framed opening wouldn't actually take once the adjacent wall came in short. Catching that at measure meant the stone templater cut to the right size the first time. Off plan, that's eight remade stone tops and a second crane day. The measure turned a five-figure variation into a couple of dimensions on a sheet.
Where the measure fits your programme
The real question for a builder is timing. Measure too early and the walls aren't true yet. Measure too late and you've squeezed your own lead time to nothing. The window is after linings are up and stopped, floors down or levels locked, and services roughed in to final position. From there the manufacturing slot opens, and a single kitchen typically installs in five to seven days. What goes wrong, and how to avoid it
The failures on kitchen jobs are boringly consistent. Knowing them is half the defence.
- Cutting to plan to save time, then eating remakes and a second install visit that cost more than the fortnight you saved
- Measuring before the splashback substrate, tiling or second GIB layer is on, so the finished wall ends up tighter than the measure
- Changing the appliance package after the kitchens are priced and not re-confirming cavities, which quietly invalidates every affected cabinet
- Sink and tap positions set by the plumber to suit the wall, not the cabinet, then discovered when the bench is being templated
- Assuming mirror-image units are identical and ordering them as one, instead of measuring each
- Splitting supply and install across two outfits, so when something doesn't fit, each blames the other and you wear the delay
The thread running through all of them is the same: a decision made on paper that nobody checked against the building. Almost every one is cheap to catch at measure and expensive to catch on site. The other recurring one is sequencing flooring against cabinetry. If the floor goes under the kickboards, the measure and the build have to know that; if it butts in afterwards, kickboard heights change. It sounds trivial until twenty-four units have the wrong kick height and the flooring crew is already three blocks ahead.
What to ask before you commit a volume kitchen package

One spec, every unit, year after year
On rentals and developments, consistency isn't a nicety. It's a maintenance strategy. One specification, one set of finishes, one hardware schedule across every unit means quicker tenant turnovers, simpler repairs, and parts that still interchange in five years' time. The measure protects the standard, and the standard protects your callbacks and your name with tenants and buyers. How it affects cost, and the levers that move it
The honest position on cost is that a proper site measure doesn't add a meaningful line to a volume kitchen package; it protects the number you already agreed. The expensive events are the ones a measure prevents: remakes, second install visits, crane re-mobilisations for stone, and the programme slip that pushes a CCC and a settlement. Those are the figures that actually move a developer's bottom line, and they're the ones a measure-first process is built to avoid.
Where the package price genuinely moves is the spec, not the measure. Can't you just measure off the architect's plans and skip the site visit?
We can, and we do, for pricing and to lock spec, but we won't cut to those numbers. When in my build programme should the kitchen be measured?
