Where laminate is the right call

High-pressure laminate today is nothing like the chipped, swollen benchtop you might have in your head from a 1990s flat. The current ranges wear well, the stone and timber prints are convincing across the room, and the material and labour cost is a fraction of a stone top. For long-term rentals, student accommodation and affordable housing, laminate is the sharp call, not the cheap one.

The maths is plain. Nobody pays more rent because the bench is stone, but you carry the full cost gap on every unit, then again every time you refurbish between tenancies.   • Edge profile: a square 20mm edge is cheaper than a built-up 40mm or 60mm laminated edge; a mitred waterfall end adds slab and labour.
  • Sink type: a drop-in sink is cheaper to fabricate than an undermount, which needs a polished cut-out edge.

Most benchtop trouble on a development is not the material failing. It is process. The same handful of mistakes turn up again and again, and they all cost more to fix than they would have cost to avoid.

Mixing suppliers is the classic. A builder buys cabinetry from one outfit and stone from another to chase a cheaper slab rate. The third surface worth knowing is solid timber, and it is the one developers and owners most often overlook. A well-finished oak or American oak benchtop brings a warmth no engineered surface can match, and it usually lands between laminate and engineered stone on price.
