The cheapest rangehood that just scrapes the capacity figure is almost never the one still working in five years. What a landlord needs is simple. It ducts to outside on the shortest sensible run. It survives tenants who never once touch the filter. Benchtop: where the money goes and what it buys
For rental stock, laminate on a moisture-resistant substrate is the workhorse and there's no shame in it. It's hard-wearing, it's cheap to replace if a tenant wrecks one section, and a postformed top with no exposed join at the sink keeps water off the substrate better than a square-edge one with a join right at the tap. Ducting run long and floppy through the ceiling so the rated capacity never reaches the room. Does Healthy Homes mean I have to replace the kitchen?
No. The standards don't require a new kitchen, only an extractor that vents outdoors at the minimum capacity. You'd replace the joinery because it's failing the reasonable-state-of-repair test or because patching keeps costing you, not because Healthy Homes says so.
