Auckland used to sprawl. For decades the default new home was a standalone house on its own section, and the default new kitchen was a one-off: an island or a U-shape, designed for that house, quoted and built as a single job. That is not the market any more. The Unitary Plan and the intensification rules that followed it have made the compact terraced townhouse the default new build across large parts of the city, and the townhouse has quietly rewritten what a new kitchen is. How the Unitary Plan and MDRS changed what gets built
The Auckland Unitary Plan became operative in 2016. It replaced a patchwork of legacy district plans with one rulebook and, importantly, zoned large areas of the isthmus and the suburbs for greater density. The residential zones that matter most for intensification are Mixed Housing Suburban and Mixed Housing Urban, along with the Terrace Housing and Apartment Building zone in and around centres and transport routes. Those zones are where the townhouse boom has landed.
The bigger shift came later. The Resource Management (Enabling Housing Supply and Other Matters) Amendment Act 2021 introduced the Medium Density Residential Standards, or MDRS, which enable up to three homes of up to three storeys on many residential sites as of right, subject to a set of built-form standards for things like height, setbacks and outdoor space. As of right is the phrase that matters: it means a development that meets the standards does not need a resource consent for density, which takes cost, time and risk out of the equation for a developer. That single change is why a site that once carried one house now carries three narrow, three-storey terraced units.
The rules are not static. Auckland Council worked the MDRS into the Unitary Plan through plan changes, and central government has since adjusted how much of it councils must apply, so the exact density and standards on any given section move over time. Smaller footprint, so the single-wall kitchen wins
A three-storey terrace on a shared section does not have floor area to spare. The ground floor typically carries a garage or a bedroom, an entry and services, and the living level stacks the kitchen, dining and lounge into one open space upstairs or at the rear. The kitchen is no longer a room. It is a wall. The single-wall, or galley, kitchen open to the living area has become the default because it is the layout that fits the footprint and still leaves room to actually live around it.
That has real consequences for how the kitchen is drawn. Because it faces the living space, the joinery is the feature wall the buyer or tenant sees first, so finish quality carries more weight than it would in a hidden galley. Because the run is short, every millimetre is fought over: the fridge space, the sink base, the cooktop and a recirculating rangehood all have to fit a wall that might only be three metres long. Getting those dimensions right on the drawing, not on site, is the whole game, and it is worth knowing the standard kitchen sizes that actually work in an NZ townhouse before you lock a plan. A scullery appears once you move up the spec ladder, and on a townhouse it is the single best lever for adding or stripping perceived value without touching the main run.
What intensification changed about the kitchen.
Repeating handed layouts: the kitchen becomes a schedule
Here is where intensification really changes the job. A standalone house is one kitchen, designed once. A townhouse development is the same kitchen repeated, because the whole economic logic of intensification is repetition. Most developments we quote run two or three plan types, often mirrored down a party wall, and those plans repeat across the block and sometimes across several blocks. So the kitchen is not dozens of designs. It is a small number of schedules, reproduced exactly.
Handing is the trap. A mirrored plan looks like the same kitchen flipped, and the cabinetry does flip, but the plumbing and electrical walls usually stay put. The moment the cabinets mirror and the services do not, the sink base, the waste and the dishwasher position all move relative to the run. Each hand needs its own drawn schedule, or you get a kitchen that looks right on the elevation and fights the plumbing on site. Two plans mirrored is four schedules, not two. Three plans mirrored is six. That schedule count, not the unit count, is the number that actually describes the job. One locked spec, built as a batch
Once the schedules are set, the model that works is boring on purpose: lock one spec, then build it as a batch. We agree the carcass material, the door finish, the benchtop and the hardware once, across every unit, and we do not change it mid-run. Melteca carcasses, a matte 2-pac or melteca door, a 20mm engineered-stone or laminate benchtop, soft-close hardware to the tier you have chosen. That spec then drives a manufacturing run in our workshop rather than a series of one-off builds.
Repetition is not just tidy, it is a price lever. When the workshop is reproducing a known thing forty times, the per-unit cost drops, because nobody is solving a new problem each time. Forty near-identical-but-not-quite kitchens cost more to build than forty truly identical ones, every time, because the near-misses eat setup, drawing and checking. The developer who tries to value-engineer one block mid-run, swapping stone for laminate on block two to save a few dollars a metre, usually loses more than they save: now there are two material orders, two benchtop templates, and a block-two buyer asking why their kitchen looks different to the showhome. Decide it once for the whole run, or accept you are running two jobs.
Sequenced install, appliances by others
Intensification also changes how the kitchens go in. A townhouse block is handed over in stages, so the kitchens are sequenced to match: block one is manufactured while it is being lined, delivered labelled by unit, and installed in one run while block two's benchtops are being templated. By the third block the crew knows every cabinet before it comes off the truck, and callbacks drop to near nothing because the spec never changed and nobody improvised. We run 10-plus kitchens a week out of our own workshop, so we can hold a steady rhythm against a staged programme rather than turning up in one lump.
One thing we are clear about: appliances, plumbing and electrical are by others. We build and install the cabinetry and benchtops, and we coordinate our work so the sink base lands where the plumber needs it and the cooktop cutout suits the appliance schedule, but the ovens, cooktops, rangehoods, taps and connections are supplied and fitted by the appropriate trades. That split is normal on developer work and it keeps each trade accountable for its own part. Nobody can hand you a real per-unit price without the drawings, and anyone who fires one off the hip is guessing. What is honest is the levers. The biggest single mover is the benchtop: laminate is the floor, engineered stone is a clear step up per metre, and across a whole development that gap is real money, so it is the first decision to cost properly rather than the last. After that, in rough order: the door finish, integrated versus freestanding appliances, the hardware tier, and the scullery, which on townhouses is a whole second small kitchen's worth of cabinetry if you let it grow.
